Major overall restores landmark RH Hotel to its former glory

16-year-old RH Hotel in Sunnyside looks as good as new after Citi-Con’s teams gave it thorough overhaul.
Located on top of the Sunnypark Shopping Centre, Zenprop’s 25-storey building is the tallest in Tshwane. It is immediately noticeable by its impressive glass and steel façade, which was not only restored to its former state but its lifespan also significantly prolonged by this state-of-the-art repair design. This is in addition to it accurate execution by a very competent contractor with the support of a supplier of top-notch repair materials.
“Citi-Con is an approved applicator of StonCor Africa products, enabling us to warranty our workmanship for the maximum available term. Again, we received excellent support from technical representatives of our repair materials partner throughout the project. As one of the company’s approved applicators it is very invested in our success,” Andre Vermeulen, Managing Director of Citi-Con, says.
The about 18-month project entailed extensive repairs to the concrete component of the façade. Damaged concrete was broken out and all rust removed from the exposed rebar. These areas were then repaired with high-performance Eucorepair V100, a single-component, quick-setting, low shrinkage repair mortar formulated with unique polymers and fibre reinforcement.
Citi-Con’s team also reamed out all cracks in which 60mm packers were installed at 200mm centres. The cracks were then closed with Pro-Struct 618/22 epoxy mortar, a three component, solvent-free epoxy aggregate filled grout.
“Furthermore, the work scope entailed resealing the many aluminium windows. Our teams removed the old sealant and reprofiled openings where necessary. Thereafter, we applied Dymonic 100, a durable, flexible sealant that offers excellent performance in moving joints and exhibits tenacious adhesion. New flashings were also installed to complete this aspect of the scope of works,” he says.
To complete the overhaul, existing and new concrete – more than 5 700m2 – were painted. High-pressure washing was used to remove all paint chalk and debris on the old surface. All cracks were then raked out and primed with a Plascon PP700 primer. Thereafter, the company applied two coats of Plascon Paint PEM-1000.
“The importance of exterior paint cannot be overstated. It serves more than an aesthetic role. A good quality paint applied by a competent painting contractor also protects a building against destructive environmental elements and structural damage, reducing maintenance costs for our longstanding client, Zenprop,” Vermeulen concludes.
