Massive development promises affordable housing, lifestyle amenities, and new opportunities in KZN.

A R10-billion, 450-hectare housing development planned for Shakaskraal will be the largest in the province once complete.



Ground was broken on the Palm View Estate in September, with the first 82 of a planned 6,000 housing opportunities to welcome residents late next year.



Developed by Alley Roads – an affordable housing developer with dozens of projects countrywide – the estate will occupy the land between Shayamoya and Etete along the R102, next to the Sasko Bakery. With housing opportunities starting from under R1-million, the estate is part of a new wave of more affordable options, including Bliss Ballito near Umhlali and Sheffield Hills in Sheffield, among others.



The first phase offers 82 single-storey freehold homes of 40m², 60m², and 70m² to 80m² in size, with two-bedroom, one-bathroom, and three-bedroom, two-bathroom layout options.



“Qualifying first-time home buyers could also benefit through First Home Finance & Subsidy Assistance, previously known as FLISP,” said Alley Roads senior development manager, John Henry Saunders.



“The mix of homes has been carefully considered to provide a wide product range for first-time buyers, as well as young and growing families who are keen on the lifestyle element at an affordable price.”



Saunders said the homes will be developed in line with IFC EDGE or EDGE Advanced credentials, which help with on-site energy savings.



“In addition, solar geysers, smart meters, LED lighting, and aluminium sliding doors as well as other features will contribute to energy and water savings for the purchaser,” he said.



Residents can expect amenities including clubhouses, pools, and a lifestyle centre with doctor’s consulting rooms, while walking and mountain bike trails add an active element.



Aside from the residential aspects of the estate, Palm View also plans to offer a 14,000m² shopping mall as part of the first phase of development, which is expected to open in November 2026. There are further long-term plans for both a private and public school in the estate as part of the masterplan approval.



“More detail on grades and number of learners is not available at this stage, as these facilities will only be developed based on residents’ demand once critical mass has been established.”
